On the walkthrough

Live today

You're in the house with the homeowner

You're doing the walkthrough anyway. Shoot every room in scope, add the few things only a builder standing there would catch, and the scope writes itself before you're back at the truck.

  • Photograph every room in scope — the walls coming out, the panel, the stack, the ceiling height, the way in
  • Type or say what a photo can't tell it: what's structural, where the panel is at capacity, the finish level, the timeline
  • It writes the scope trade by trade and prices it — demo, framing, mechanical, drywall, finish
  • Allowances, permits, supervision and contingency come out as their own lines, not buried in a lump sum
  • You edit what you want and send a real proposal the same afternoon, not the week after next

Best for: the walkthrough you're already doing. You leave with a number instead of a promise to get back to them, and nothing sends until you've read every line.

What lands in their inbox

Same day, in your name

Not a number on a napkin and not a two-page lump sum. A proposal that shows the homeowner where every dollar goes, so they stop shopping you on price alone.

  • The scope written out trade by trade — demo, framing, mechanical, drywall, finish — each with its own number
  • Cabinets, tile, fixtures and appliances as allowances with real figures they can move up or down before signing
  • Permits, supervision, dumpsters, protection and the final clean on the page, not hidden in your margin
  • A stated contingency for what's behind the wall, so the first surprise isn't the first argument
  • They approve it on their phone, and the job lands on your schedule

Why it wins: the other two builders sent a number. You sent a scope with your thinking in it, the same day they asked.

It all runs on your price book — crew and sub rates by trade, unit costs, your overhead, your margin and the contingency you actually carry. We load it with you on one call, and every estimate after that comes out in your numbers.

It writes a scope the way a builder wouldNot a generic model guessing at your trade

Trade by trade

Demo, framing, mechanical, drywall, finish carpentry — each its own line with its own number, so you can hand a sub the section that's theirs and swap in their quote.

Allowances, named

Cabinets, tile, fixtures and appliances come out as allowances with a figure on them, so an upgrade is a decision the homeowner makes, not an argument you have later.

The general conditions

Permits, supervision, dumpsters, floor protection, temporary power and the final clean — the lines that get left off a quote and paid for out of your margin.

Contingency, out loud

A stated number for what's behind the wall, on the page where the homeowner can see it, instead of padding quietly spread across every other line.

Change orders that don't cost you the relationshipThe argument at the end of a job always starts with a scope nobody wrote down

  • The original scope is written down properly, so what counts as extra is obvious to both of you
  • Every allowance carries a number — going over it is a choice the homeowner makes with their eyes open
  • The change is priced in the same format and signed before the work happens, not raised at invoicing
  • Walkthrough photos stay attached to the estimate, so “it was already like that” has evidence behind it
  • The homeowner sees a running contract total they can actually follow

One renovation you win because the proposal landed first pays for a decade of it. Most builders get it back before the second walkthrough.

What builders ask first

I sub out everything — does this replace my subs' numbers?

No, it gets you to a number before they call you back. It writes the scope and prices it off your own history, so you can put a real proposal in front of the homeowner the same day. When the sub quotes come in, you drop them onto the lines they belong to and the total updates.

How is this different from the estimating software I already have?

Estimating software waits for you to type the scope. This writes the scope — from photos of the actual rooms — and then prices it out of your rates. The takeoff and the typing are the part it removes.

How does it handle allowances?

As named lines with real figures on them, not as vague “client to select” notes. You set the level — builder grade, mid, high — and it puts a number beside cabinets, tile, fixtures and appliances that the homeowner can move up or down before signing.

What stops it quoting a number I'd never charge?

Your price book. Crew rates, sub rates by trade, unit costs, your overhead and margin, your contingency percentage — you load them once and every estimate comes out of them. It never invents a rate, and any line it estimated itself is labelled so you can check it.

What about the stuff behind the walls?

It can't see it, and neither can you on a walkthrough. What it does is put a stated contingency on the page instead of letting you pad quietly, and write the original scope down clearly enough that a surprise becomes a priced change order rather than an argument at the end of the job.

Do I have to switch everything over?

No. Estimating is one part of the system. The website, missed-call text back, reviews and invoicing are there when you want them and ignored when you don't.

The proposal that lands first is the one they read

The homeowner is waiting on three builders. Two of them will get back to her next week. That's usually the whole contest.
